Our Property Assessment
The assessment for each property (which is in addition
to what is on our website) is in-depth and includes our observation and
photographs (with full captions) of the state of a property. We give you
the full folder with all assessments when we meet you for the first time
on Hydra.
It includes such things as; whether the roof leaks, if
the toilets flush, what type of fuse boxes are in place, how much rubbish
(if any) needs to be cleared, whether the floors are sound (can we jump up
and down on them without going through), is there wood rot, whether the
doors and windows open and close, what utilities are in place and if not
how far the nearest connection points are, what furniture and fittings are
included in the sale and whether they are in working condition, etc. We
also include sketches (not to scale) and internal room dimensions that we
measure ourselves.
We are not professional mechanical engineers, surveyors,
architects or builders so are not qualified to give structural reports,
volume of work estimates or building quotes, however we look at each
property and ask all the questions that we would ask if we were buying the
property ourselves.

Each assessment includes the objective price, the
results of our search and at what stage the paperwork is ready to go, and
if not ready for immediate sale, what needs to be done and an estimated
time for completion. Please note that we are not professional lawyers or a
public notary so all facts must be verified by your legal representation.
The Benefits: Often when viewing a property for
the first time, especially if you are seeing many or all available, it is
difficult to remember to ask the right questions or not get confused later
on when you're thinking about them. So our assessments (even though they
are not profession surveys) go a long way to providing the answers (to
questions you think of at three in the morning!), giving you the
opportunity to compare the different properties, weighing up the pros and
cons, making a list of any services you might need quotes for if the
property needs modernising or rebuilding and being able to visualise the
layout of the property so you can plot what you might do with it. |
