Our Real Estate Service to Buyers and Sellers of property on Hydra Island Greece

At SaronicNet we serve the interests of both the buyer and the seller in the process of buying and selling property in Hydra.

The prices of property for sale in Hydra are driven by demand, there being more buyers than properties available for sale, and the unique desirability of the Hydra real estate market which makes property on the island far more expensive than elsewhere. Nor does comparison of properties based on just square meters have any relation to their comparative prices which instead are dictated by many factors such as the view, height from the port, character/prestige/history of the property, liveability, amount of existing building material, donkey verses lorry access and so on. At SaronicNet we do not control the prices. The seller tells us what price they want to advertise for and this is what we state on our site and in the full assessment that we provide potential buyers with. But we also state whether the price is negotiable or whether the seller would accept "or near offers".

We operate on the basis of full disclosure.

For the Seller:

We visit the property with at least one of the registered owners (the seller), to perform our assessment and gather all necessary information. You can contact us here if you would like to discuss how we can help you to sell your property on Hydra.

We provide a list of all the documents they must present to any prospective buyer's lawyer, and give them help where they need it to obtain their papers (in person visiting departments and offices or representing them at their property if necessary), so that when the seller receives and accepts an offer, the buyer can make a deposit and the buyer's lawyer can proceed immediately with the contract of sale.

If the seller does not have a lawyer, (which they must have by law now) we provide them with the contact details of at least three so they can choose one.

We advertise the seller's property for sale on our website www.SaronicNet.com which maintains a Google page ranking of at least 5. On the website we provide a summary page with a photo gallery (with one image of each room) and floor by floor breakdown of the rooms and outside space.

We send the details of the property for sale to all qualified potential buyers who are registered with us on our "Early Alert Mailing List".

We advertise our website with local posters, word of mouth, in local and international press and by maintaining links with real estate related organisations world wide, which by attracting visitors to our website further advertises the seller's property.

For absent sellers who do not have a property manager, we hold the keys to the property to facilitate viewing.

We provide a full communication service and handle all enquiries, make appointments to view and accompany prospective buyers at all times when visiting the property.

We provide a dated list of all potential buyers who have enquired, been sent full details and/or viewed the property.

We provide a negotiation service between the buyer and seller.

Once an offer has been accepted, we provide a full project management service, communicating with all parties to ensure the smooth completion of the sale. If necessary (if the contract signing is being done in Athens and/or the seller is not based on the island) we will be on hand to obtain final meter readings and collection of last minute paperwork such as TAP declaration and ensure that they are delivered to the acting Public Notary in a timely manner.

If the buyer of the property was introduced by SaronicNet to the seller, for our service to the seller(s) our fee is 2% + VAT of the selling price agreed and is due on the day that the contract of sale is signed.

For the Buyer:

We provide this website www.SaronicNet.com as a shop window for all the properties that we represent on our books. It is free of charge to view.

We are available by email, by phone or in person at any reasonable time of day to answer questions, forward additional information or to make arrangements for viewing. You can contact us here.

We obtain all of the paperwork necessary to ensure that a potential sale is as delay free as possible.

We obtain the objective value of each property so that we can give you a realistic assessment of the additional purchase costs and if there is outstanding paperwork that can't be resolved, we give you a realistic estimate of how long it will take to process before the sale can be completed.

As a further safeguard to avoid disappointment or delay, we also conduct a preliminary search to ensure that there are no outstanding liens (debts, mortgages, court cases or fines) or boundary disputes that might impede the sales process.

When you are on the island and meet with us, we provide you with a folder containing ALL the full assessments we carry out for all properties on our books.

We arrange obligation-free viewings and accompany buyers to any and/or all properties to view and make repeat visits as necessary.

If the buyer does not have a lawyer, (which they must have by law now) we provide them with the contact details of at least three so they can choose one. Normally the lawyer they select will recommend a Public Notary for them (which the buyer must appoint and pay for).

We introduce the buyer to all the banks, so that they can decide which one to open an account with,  and help them to obtain their Tax AFM.

We provide a negotiation service between the buyer and seller.

Once an offer has been made and accepted, we provide a full project management service, communicating with all parties to ensure the smooth completion of the sale. If necessary we accompany the buyer to the tax office to pay the purchase tax due.

Immediately after the sale we accompany the buyer to the land registry office to register the new title deed, to the utilities offices to change the electricity, water and phone into their name and issue the buyer with a copy of our SaronicNet Insider's Guide to Real Estate on Hydra which is exclusively for their use.

If the buyer of the property was introduced by SaronicNet to the seller, for our service to the buyer(s) our fee is 2% + VAT of the selling price agreed and is due on the day that the contract of sale is signed.
