Why has the list suddenly grown? Hello - I have spent the last 8 years since arriving on Hydra in 2000, developing the community website www.HydraDirect.com which was and still is a very time-consuming site and has grown to such proportions that I was very thankful in January 2007 when Tracy Gionis joined me to spread the load. Now I concentrate 100% of my effort on real estate while Tracy handles the day-to-day operation of HydraDirect. The increase in the size of the SaronicNet property list simply reflects the fact that two people can manage more than one and I now have time to get to the new properties and even those that I've known of for a while but never had the hours to organise. Build Permit: All properties listed are fully legal and we have checked their paperwork. But as you will probably realise if you are familiar with Hydra, all new building work, extensions and even renovation requires a permit. So when we say "Buyer to apply for" we mean that the buyer will have to apply for a permit to rebuild, renovate or extend. "Built to Max" = not possible to extend because of the 50:50 ratio of plot size to living space size has already been reached with the existing property, however it should be remembered that even if the plot has been built to is maximum, renovation or rebuild work will still require a permit and it is the buyer's responsibility to apply for and obtain it. Some properties for sale already have a building permit to either extend or renovate and these are indicated with "yes" as the permit is being sold with the property, the benefit being that it will be quicker to start work or to revise the existing permit if you want something different. We don't like nasty surprises and we assume that sellers and buyers of property don't either. So to avoid them we go to great lengths to find out as much about a property so that when it comes to producing a contract of sale we can disclose the full details right from the start. We have rigorously checked all the paperwork for all of the properties we list and know exactly what needs to be done before a sale can be completed. This ensures that everyone (both the buyer and the seller) is completely aware of how long and what if any financial obligations there will be in advance rather than at the last minute. So we set the level of expectation correctly to avoid disappointment or nasty shocks as early as possible.
