This is a half-built property for sale on Hydra, so there is very
little to say about the layout of the the house, but when it comes to the
view it's quite difficult not to go overboard! The panorama, as you will
see from the photos, is quite simply spectacular and well worth the walk
up from either Hydra or Kamini harbours which are equidistant from the
building. In fact, considering the lofty location, the walk isn't as
exhausting as you would think because the steps up are broken by numerous
level stretches allowing muscles to relax and the opportunity to catch
your breath - no killer steps to negotiate.
The expired building permit, allows for a
2nd floor to be built on the existing ground floor. Realistically another
100,000 to 150,000 euros needs to be spent to finish a simple but
comfortable 2 or 3 bedroom house. The incoming buyer will have to reapply
for permission to continue but this won't take anywhere as long to achieve
as it would to apply from scratch.
Currently the ground floor shell is in place. It's been
open to the elements for too long though and so the mortar between the
stones needs to be gouged out both on the inside and outside of the walls
and then re-pointed. The existing flat roof needs to be insulated and
sealed with a layer of concrete to make it water proof. The number of
windows existing are too many to conform to the old permit even and so one
will definitely have to be blocked up in order to conform to today's
stricter checks otherwise it would be impossible to get electricity.
Connection points for utilities (water, sewage, electricity
and phone) are all in close proximity.
Below one end of the ground floor (nearest the entrance
from the garden) you will find the well head for the freshwater cisterna
(approx 80 cubic meter capacity).
To the front of the property there is a good sized garden
partially divided in two by the entrance steps to lead up to the property
from the front street.
The land on the other side of the front street (below the
front garden) has already been built as much as is possible and so your
view will never be obscured as it wouldn't be possible for the neighbours
below or to either side to obtain building permission.
This property is very realistically priced for a prompt
sale and so the price is not negotiable. All deeds and the expired
plans are in order so transfer to a new owner can be effected
quickly and easily so that the new owner can reapply to continue building.
