This plot for sale on Hydra Island Greece is 2000sqm in
size and has a small, quaint ruined house on it of approximately 80sqm on
one floor that will need to be rebuilt or possibly extended. The plot is
within the town plan and so the 50:50 ratio of living space to land
applies which means that you could buy the 2000sqm and build to a maximum
of 1,000sqm of living space if you want to develop the site. Alternatively
you could, with a minimum of expense, just rebuild the ruin in its current
format which would give you a small house with a living room, kitchen,
bathroom, dining room and master bedroom with a loft sleeping area (or
storage space) set in a pretty garden.
The plot of real estate is
situated at the top of Miaoulis Street which is a main road from the town
to the area known as Kala Pigadi (good wells) close to the Goroyannis
historical mansion. The land is mainly flat and is on a corner plot which
is bordered on two sides by a wide road which gives access to the two
municipality trucks. This means that transporting building material will
be cheaper as you will use the trucks rather than donkeys.
To the side of the property
there is a small church (not included in the sale) which is not used
regularly although it does of course have a name day so once a year a
service is held when the priest will lead a procession around the outside
of the church. So access to a meter around the church must be given, but
the land up to the meter surrounding the church is owned by the plot.
There is currently a chain
fence bordering one side of the plot which is almost hidden by huge rocks
and massive prickly pears. A dry stone wall and then the path, road and
church border the back and other side with a path bordering the front with
steps up to the property's front garden.
The views from this property
are gorgeous and long. You don't see the sea but instead have spectacular
back drops of the amphitheatre mountains and the Miaoulis and Kamini
valleys to look at. Other properties are close by but not so close as to
encroach on your privacy. The plot has a west facing aspect so catches the
sunset nicely when looking forward and the rising sun hits the back of the
property early.
From the town you take the
level Miaoulis Road right to the property without having any steps to
negotiate although you can take alternative routes which are slightly
quicker but encounter some flights of steep steps if you're more
energetic. Personally I can get from the town to the property in 10
minutes without being too out of breath.
Under the prickly pears in
the garden there is a huge quantity of bolder sized rocks which I know are
of the type that are quarried on Hydra to make houses. I am currently
investigating whether it is possible and legal to have these rocks broken
and dressed specifically for building which would mean that stone could be
obtained from the site itself without having to be purchased. This would
of course reduce the cost of building (although you would have to pay a
stone mason to cut the rock). I will have details soon for anyone who
