Villa Orama
The oldest part of this property is a two floor house with
a pitched roof. The house was extended in later years and the owners
bought the land below and above even more recently to ensure privacy. The property is now
being sold as one lot with the added benefit of two building permits so
that the new owners can, if they want, extend the property with the
convenience of planning permission having already been passed. All
paperwork for the existing structure is completely in order. With three
double bedrooms and the option of using one of the sitting rooms as a
private bedroom, this property can very comfortably accommodate 4 couples,
with a house-keeper in the staff room.
Old House Lower Floor:
a particularly attractive and flexible room entered from a small patio, with a traditional
fireplace. Currently furnished as a sitting room with a double sofa bed,

has en-suite and a small kitchenette). From the kitchen garden there is a
path running across the front of the property to the door of the lower
garden, and in the other direction, stone steps up to the pool terrace.
New House Upper Floor:
the master bedroom with built in wardrobes, kitchenette, stone fire place
built with plenty of sitting space and large en-suite bathroom with
Jacuzzi and shower.
Outside Areas: a mix
of large and more intimate, a rarity on Hydra and an
enviable asset especially this close to the town. The swimming pool, which
is heated and well lit, is the focal point of the property with the master
bedroom, double bedroom and guest room all opening onto it.
The dining terrace, to the
front of the property next to the pool, is wide and the owners are
currently building a new pergola to provide shade. One of the most
practical features on the pool terrace is a well constructed, large
dumb-waiter so that food, etc., can be sent up from the kitchen without
having to carry it up the stairs.
Steps at the side of the
pool lead up to the next level with a path to the roof terrace of the
master bedroom for evening parties under the stars watching the glittering
port of Hydra and another to the upper Mediterranean garden which is planted with
drought resistant plants and shrubs. From the Mediterranean garden another short flight of steps lead to
the highest point of the garden where you will find a built-in BBQ in a
shaded area tucked into the rock of the mountain that protects the back of
the property. There is access to the Mediterranean garden from the street
to the side of the property.
The spaciousness and feeling
of openness but without being overlooked is one of the points that will
strike you most when you visit. The current owners have hosted parties for
500 guests without a feeling of being cramped. The property is ideal for
entertaining.
On the way up from the
street you pass the lower garden which was acquired more recently, at the
moment it is neatly planted with citrus, olive trees and flowering shrubs.
There is access to this garden from an arched door in front of the main
house or from a gate off the step from the entrance.
The Aspect and View:
Fantastic in a word! The house is north facing which means that the sun
passes directly overhead and so during the summer you don't have the full
glare of the sun blazing into the house. The mountain at the back of the
property protects the house from wind but is so positioned that in the
summer the house is cooled by the gentle breezes from the valley.
It is difficult to escape
the spectacular views as more or less every room has one. Probably the
most breath-taking is from the roof terrace above the master bedroom but
really it is difficult to say which terrace, path or window as the most
attractive view.
Utilities & Functionality: The property is
connected to the main town supply for electricity, water and sewage. Every
room is well light and has conveniently placed electric sockets, switches
and connection points. Every thing is in working order.
Building Permits: The property is currently under built
as it falls within the town plan 50:50 ratio of land to building. The
current owners have obtained two planning permits both of which are
included in the sale and transferable to the new owner (they have expired
and will need renewal but this is a very quick job to do). One permit is for
a building to be made on the level part of the lower garden and the other
permit is for a building at the top of the land behind the main house
(what is now the Mediterranean garden).
Both new buildings would have independent access from the main house. The
incoming buyer of Villa Orama is not obliged to carry out the building and
can ignore the permits. If you don't wish to build, you are
assured by owning the land, that no one else can build in front or behind
so you are protected. However, having approved permits even though they
will have to be renewed, will
considerably speed up the process of extending the accommodation of the
total property if desired.
Move In Tomorrow: The property is being sold
fully furnished and ready to move into. The owners are removing a small
number of personal possessions and a couple of paintings of sentimental
value but other than that you will find the property with all the
furniture and a good number of ornaments, antiques and paintings, a fully
equipped kitchen and even good quality linen. All you need do is arrive
with your suitcase and unpack your clothes.
Price: It is rare on Hydra to find a property for sale that is so
well appointed, elegant, superbly located, impeccably furnished and
finished to a high standard but not, relatively, over-priced. For privacy reasons the
owner has requested that we don't publish the price on the internet. But
while we understand their reasons, in a way we see this as a double
edge-sword because many potential buyers may see this as an indication of
the price being too astronomical and so won't even request details from
us. Please be assured though that the price, which we are happy to give on
request, is very realistic and we have other properties on our list that
are more expensive. In our opinion, knowing the real estate market for
Hydra well, we consider this house for sale to be perfectly priced.
